How Much Does Home Automation Cost in Dubai? 2026 Price Guide
Home automation in Dubai costs anywhere from AED 1,500 for a single smart thermostat to AED 300,000 and more for a fully automated villa with KNX, Control4, cinema and security. The range is wide because "home automation" covers very different projects. This guide breaks it into the five levels we quote most, with realistic 2026 prices, so you can decide where to start.

What drives the price
1. Number of rooms and circuits
Automation is priced per controlled point: each light circuit, AC zone, curtain motor and door. A 5-bedroom villa typically has 60 to 120 lighting circuits, 8 to 14 AC zones and 10 to 20 curtains. Doubling the rooms roughly doubles the cost.
2. Wired or wireless
KNX needs a bus cable to every device, which is cheap in a new build and expensive in a finished home. Control4 and smart thermostats work on existing wiring. For a finished villa, Control4 usually costs 30 to 40 percent less than retrofitting KNX, mainly because nothing is opened.
3. Brands and finishes
A standard KNX keypad costs a few hundred dirhams; a Basalte or Gira designer keypad can cost over AED 2,000. Across 40 rooms that decision alone moves the quote by AED 60,000.
4. Cinema and audio
A dedicated cinema room starts at about AED 80,000 for a 4K projector, acoustic screen, 5.1.2 Dolby Atmos and seating, and reaches AED 300,000+ with Sony or Barco projection, JBL Synthesis or Trinnov audio and acoustic treatment. Multi-room audio is roughly AED 4,000 to 8,000 per room.
5. Security and networking
Cameras, video intercom and smart locks add AED 15,000 to 50,000 for a villa. A proper Wi-Fi mesh with enterprise access points and cabling, which every automated home needs, adds AED 8,000 to 25,000.

How to keep the cost down
- Start with climate. Smart thermostats save 10 to 15 percent on cooling and pay for themselves in one summer. Everything else can be added later.
- Automate the rooms you use. Living areas, master bedroom and the entrance first; guest rooms can stay on normal switches.
- Plan cabling early. If you are building, run KNX bus and Cat6 to every room during first fix even if you automate later. It costs little now and saves tens of thousands later.
- One system, not five apps. Mixed consumer gadgets from different brands cost less upfront and more in frustration. One integrated system holds its value.
